Project Overview

This 29 storey PCA Premium Grade office tower has excellent links to public transport, parking and cycle paths to deliver great connectivity. Home to retail, restaurants, cafés and bars, One The Esplanade office space has a focus on the public realm to complement the surrounding Elizabeth Quay precinct and Perth.

Promat fire protection systems were chosen to provide essential passive fire protection to the project.

The Challenges

Provide fire stopping products for a range of applications that are tested to AS1530.4 and in line with AS4072.1 to the various contractors on site.   This project made use of multiple types of substrates, so we were required to consult early with all of the interested parties to come up with solutions that met the building code requirements.

The Solutions

We assisted the plumbing contractor with a fire management plan that cross referenced Promat approvals with the penetration types found on site.   We provided site support to Sanwell in the form of site visits, delivery of products, fire management plan documentation and installation advice.

For the passive contractor for the project (PFM), we supplied product and technical assistance so they could provide high quality installations that meet the building code.

 

One the Esplanade – Fire Penetrations

This multi service penetration is fire stopped with PROMASEAL® Bulkhead Batt which acts as the main fire barrier. The copper pipes have been treated with PROMASEAL® SupaWrap to provide 2 hour protection, uPVC and HDPE pipe penetrations have been protected with the unique PROMASEAL® FCW Fire Collar.
